BACKGROUND:

The house had been vacant for several years and experienced repeated unauthorized occupancy, becoming a significant concern for the surrounding neighborhood. At the initial site visit, all windows and doors were boarded up with plywood, leaving the interior without natural light or ventilation. Most interior finishes had been removed, with framing exposed throughout the house. The project generated numerous inquiries from neighbors regarding when the property would be repaired and restored.

After being engaged for the project, our team moved quickly through design and documentation, securing permit approval without any plan check comments—a rare outcome that reflects a high level of coordination and technical rigor.

CONCEPT:

The owner’s original intent was to pursue an addition. However, following a detailed feasibility study, we determined that the existing Floor Area Ratio (FAR) already exceeded 0.45, and further expansion would likely encounter significant permitting challenges. Given that the existing square footage was sufficient, we recommended a comprehensive remodel to achieve a faster and more predictable permit approval process.

Through strategic space planning, we transformed the layout from a 4-bedroom, 4-bath home into a 5-bedroom, 5-bathr residence with an additional office. Each space was carefully proportioned, with the home organized around a generous great room that integrates the kitchen, dining, and living areas. To enhance daylight and spatial quality, we introduced multiple skylights along with vaulted ceilings and tall dormers, creating distinctive interior spaces filled with natural light.
