BACKGROUND:

At the beginning, the investor planned only a quick remodel, but later decided to pursue an addition, recognizing that the extra square footage would generate real profit while the construction cost remained relatively predictable. In the City of San José, additions under 500 square feet also benefit from a more streamlined and permit-friendly approval process. From on-site measurement to permit submission, the entire process took only five weeks, helping the client significantly reduce time-related costs.

CONCEPT:

The layout follows a well-established Bay Area approach: we extended the home at the rear of the garage, relocated the kitchen to the new addition, and created a vaulted-ceiling great room. The vaulted ceiling addresses the original low ceiling height while the open floor plan reflects current market preferences and lifestyle trends. Two primary suites oriented toward the backyard provide a quiet, private, and comfortable living environment. The entry was also re-designed to give the home a more grand and welcoming presence.

Space Re-planning

  1. Great Room & Kitchen Reconfiguration
    The kitchen was relocated to the great room, creating a central space that seamlessly connects the private bedroom zone with the public family area. This transitional layout improves circulation and daily functionality. To address the existing elevated floor condition, the design eliminates level changes to avoid tripping hazards, making the space safer for both elderly occupants and children. A vaulted ceiling was introduced to enhance the sense of height and openness, improving spatial quality without major structural intervention.

  2. Dual Primary Suites
    Two primary suites were designed and positioned toward the rear of the house, where privacy and quietness are maximized. This layout provides flexibility for multi-generational living while ensuring a comfortable and secluded retreat for each suite.

  3. Street Noise Mitigation
    To reduce street noise in the front-facing rooms, fixed windows were used along the street elevation. Operable windows were added on the side façade to maintain natural light and ventilation without compromising acoustic comfort.

  4. Entry & Exterior Enhancement
    In addition to extending the house toward the backyard, a new entry porch was added at the front. This improves the overall façade composition and creates a more generous, welcoming, and fluid arrival experience.
